Effective July 1, 2025-Mandatory Written Buyer Representation Contract
Per the passage of Legislative Bill 187, all agents working with buyers must have a Written Buyer Representation Contract with any and all buyers that they are working with as of July 1, 2025. The Nebraska Real Estate Commission is providing a sample contract that you may use. Our form is not mandated, but a contract is required just as a listing agreement is required when working with a seller. All Written Buyer Representation Contracts must include terms of compensation and a specific date of expiration. The Commission believes it is in the publics best interest to also include a provision the buyers need to initial that attests that the buyer is not currently subject to a pre-existing agreement with another agent. This will help offset the potential of buyers being subject to multiple agreements with multiple agents.
